Use this page to report maintenance issues, coordinate access for repairs, and schedule inspections when requested by the property owner.
To reduce delays, include clear details and photos when possible. We respond as quickly as practical during business hours.
Maintenance Requests
When reporting an issue, please include:
- Your name and property address (unit number if applicable)
- Best phone number for scheduling access
- Clear description of the issue (what, where, when it started)
- Photos or short video if available
- Any safety concerns (water leak, electrical smell, no heat, etc.)
Providing complete information helps us coordinate the right vendor and reduce repeat visits.

Text is fastest for scheduling access and quick clarification. For documents or detailed messages, email is preferred.
Urgent Issues & Emergencies
If there is immediate risk to safety or property damage, act first and notify us immediately.
- Active water leak or flooding
- No heat during cold weather
- Electrical burning smell or sparking
- Broken exterior door or security risk

Access, Repairs, and Inspections
Access for repairs or inspections will be coordinated in advance whenever possible. Please respond promptly to scheduling messages so repairs can be completed efficiently.
Entry and notice requirements may apply under British Columbia residential tenancy rules. We coordinate access as directed by the property owner and in accordance with applicable requirements.

ROI Property Services Inc. provides property oversight, inspections, documentation, and maintenance coordination. We do not collect rent, administer leases, or manage tenancy disputes unless expressly agreed and legally permitted.
