These Terms of Service explain our professional standards, Home Watch policies, billing terms, and client responsibilities.

Our goal is simple:

Maintain standards.
Reduce operational risk.
Provide clear oversight for owners who cannot always be on-site.

These Terms support reliable Home Watch, property oversight, maintenance coordination, project supervision, and emergency response services while creating clarity and long-term confidence for both the client and the property.

By approving a quotation, authorizing work, maintaining recurring services, providing digital approval, payment authorization, email confirmation, or continuing service engagement, the client accepts these Terms unless otherwise agreed in writing.


1. Our Services

ROI Property Services Inc. provides independent Home Watch, property oversight, inspections, maintenance coordination, project supervision, documentation, reporting, and operational support for residential, recreational, seasonal, vacant, absentee-owned, and privately managed properties.

Our role is owner-first oversight.

We help protect the asset, maintain standards, verify execution, and create accountability.

Unless separately contracted and legally authorized, we do not provide:

  • Licensed property management
  • Rent collection
  • Tenancy administration
  • Lease management
  • Real estate brokerage services
  • Legal advice
  • Engineering certification
  • Financial, tax, or investment advice
  • Healthcare, caregiving, or assisted living services
  • Regulated trade services
  • Security guard services
  • Childcare or wellness supervision

The exact scope of work is always defined in the quotation, written agreement, or service authorization.


2. Independent Contractor Relationship

ROI Property Services Inc. operates as an independent contractor.

We provide professional oversight, coordination, reporting, and execution.

We do not act as a trustee, fiduciary manager, employer, legal representative, or licensed property manager unless expressly agreed in writing.

This creates clear professional boundaries for everyone involved.


3. Third-Party Contractors & Vendors

We regularly coordinate with independent contractors, trades, suppliers, inspectors, consultants, and specialty vendors.

These providers remain independent businesses responsible for their own:

  • Licensing
  • Workmanship
  • Pricing
  • Scheduling
  • Warranties
  • Performance

Our role is oversight and coordination—not ownership of third-party obligations.

This creates transparency and accountability.


4. Client Responsibilities

Successful property oversight depends on accurate information, safe access, and timely communication.

Clients are responsible for:

  • Providing complete and accurate property information
  • Maintaining lawful, safe, and timely access
  • Maintaining proper insurance coverage
  • Obtaining permits and approvals
  • Responding to operational communications
  • Providing timely approvals for urgent or scheduled work
  • Maintaining safe working conditions
  • Disclosing material risks, hazards, and occupancy changes

Delays, added costs, or service limitations caused by incomplete information, denied access, unsafe conditions, delayed approvals, or undisclosed risks remain the client’s responsibility.

Strong communication protects everyone.


5. Valuables & Personal Property

Clients remain responsible for securing and protecting:

  • Cash
  • Jewelry
  • Collectibles
  • Firearms
  • Safes
  • Confidential documents
  • Medications
  • Access devices
  • Reimbursement funds
  • Other valuable or regulated personal property

ROI Property Services does not assume custody of unsecured valuables, undocumented cash, unmarked reimbursement funds, gratuities, or unrecorded personal property left in accessible areas.

Any item requiring handling, reimbursement, transfer, or special authorization should be clearly documented, labeled, and secured in advance.

This protects both the client and the service provider.


6. Occupants, Guests, Minors & Animals

Clients remain responsible for the presence, supervision, safety, and legal responsibility of all:

  • Occupants
  • Guests
  • Invitees
  • Tenants
  • Minors
  • Elderly individuals
  • Vulnerable persons
  • Dependent individuals
  • Animals

ROI Property Services does not provide childcare, caregiving, medical monitoring, tenant supervision, or animal care unless expressly agreed in writing and legally permitted.

Conditions affecting safe access should always be disclosed in advance.

This includes aggressive animals, restricted areas, vulnerable individuals, or unusual occupancy conditions.

Safe working environments are required for professional service delivery.


7. Safety Disclosure

Clients must promptly communicate any change that may affect physical safety, legal safety, operational safety, or professional access.

This includes:

  • Occupancy changes
  • Domestic disputes
  • Police involvement
  • Aggressive animals
  • Hazardous materials
  • Structural risks
  • Fire or flood damage
  • Mold or contamination
  • Illegal activity
  • Violence risks
  • Serious access concerns

ROI Property Services reserves the right to pause work, refuse entry, withdraw from site, or terminate services where safety, legality, or professional standards are compromised.

Safety always takes priority.


8. Billing & Payment Authorization

Professional recurring service requires clear billing systems.

Fees, retainers, onboarding fees, recurring monthly plans, emergency response minimums, travel charges, after-hours work, additional visits, vendor coordination fees, and approved pass-through expenses are defined in written quotations and service agreements.

Clients may authorize recurring monthly billing and maintain a secure payment method on file for approved service-related charges.

Electronic approval, digital signature, payment authorization, online acceptance, or continued service engagement may be treated as binding acceptance equivalent to written signature where permitted by law.

Payment processing is handled through secure third-party providers.

ROI Property Services does not manually store credit card details.

Late payments may result in:

  • Scheduling delays
  • Service suspension
  • Administrative fees
  • Collection costs
  • Termination of services

Clarity protects service continuity.


9. Force Majeure & Service Availability

Property services operate in real-world conditions.

Wildfires, storms, floods, road closures, evacuations, utility failures, government restrictions, labor shortages, supply disruptions, and other force majeure events may affect access, staffing, scheduling, and response capacity.

During these events, services may be delayed, reprioritized, modified, or temporarily suspended where safety or legal access requires adjustment.

Professional judgment must always prioritize safety and lawful operation.


10. Privacy, Recording & Surveillance

Trust requires privacy and professional respect.

Clients should disclose active cameras, audio recording systems, hidden cameras, access monitoring systems, or unusual surveillance conditions that may affect service delivery or privacy expectations.

Publishing, distributing, posting, livestreaming, or misusing photographs, recordings, surveillance footage, identifying details, or the likeness of ROI Property Services representatives for defamatory, retaliatory, publicity, or social media purposes without prior written consent is not permitted.

Misuse of surveillance or recordings may result in immediate termination of services and legal action where necessary.

Professional discretion matters.


11. Professional Conduct

Professional service requires professional conduct.

Harassment, intimidation, threats, abusive conduct, discrimination, retaliation, inappropriate comments, sexual harassment, unwanted advances, coercion, stalking, hostile conduct, or any unsafe professional environment will not be tolerated.

This applies to:

  • In-person interactions
  • Calls
  • Text messages
  • Emails
  • Surveillance misuse
  • Social media activity
  • All service-related communication

ROI Property Services reserves the right to suspend, withdraw from, or permanently terminate services where safety, dignity, or professional integrity are compromised.

Respect is not optional.


12. Duty to Report

Safety and legal compliance always override silence.

Where immediate danger, abuse, neglect, criminal activity, domestic violence, child safety concerns, elder abuse, vulnerable person exploitation, serious animal welfare concerns, or life-safety emergencies are encountered, ROI Property Services reserves the right—and where legally required may have the obligation—to report concerns to appropriate authorities.

This may include:

  • Emergency services
  • Police
  • Insurers
  • Legal counsel
  • Child protection agencies
  • Adult protection services
  • Strata authorities
  • Other lawful authorities

Professional discretion does not extend to preventable harm.


13. Service Standards & Expectations

Home Watch and property oversight reduce risk—they do not eliminate it.

All services are provided on a commercially reasonable efforts basis.

ROI Property Services does not guarantee:

  • Prevention of theft
  • Prevention of loss
  • Contractor performance
  • Weather protection
  • Insurance claim outcomes
  • Emergency prevention
  • Uninterrupted service availability
  • Specific financial or operational results

The goal is disciplined oversight, risk reduction, and clear accountability—not impossible guarantees.

Honest expectations create stronger long-term relationships.


14. Shared Responsibility

Professional oversight works best when responsibilities are clearly defined.

Clients remain responsible for losses, disputes, claims, contractor conflicts, unsafe conditions, undisclosed hazards, occupancy issues, animal incidents, regulatory violations, or third-party disputes arising from circumstances outside our direct operational control.

This creates professional clarity and protects both parties.


15. Limitation of Liability

To the fullest extent permitted by law, ROI Property Services Inc. is not responsible for indirect, incidental, consequential, punitive, or special damages including:

  • Rental income loss
  • Vacancy loss
  • Business interruption
  • Contractor failures
  • Insurance disputes
  • Delayed repairs
  • Weather-related damages
  • Property deterioration
  • Third-party actions

Any liability, if established, is limited to the fees paid for the specific service giving rise to the claim.

Professional oversight reduces exposure—it cannot remove all risk.


16. Legal Compliance

All parties must comply with applicable municipal, provincial, and federal laws, building codes, privacy obligations, safety regulations, environmental laws, insurance requirements, and operating standards.

Services may be refused, delayed, suspended, or terminated where unsafe, unlawful, abusive, inaccessible, or high-risk conditions exist.

These Terms are governed by the laws of British Columbia and the federal laws of Canada applicable therein.


17. Acceptance

By proceeding with service, approving quotations, authorizing work, maintaining recurring service, approving invoices, or continuing engagement, the client acknowledges acceptance of these Terms and any applicable written service agreement.
